One of the biggest stories today is the growing supply of homes for sale. Housing inventory has been increasing since the start of the year, primarily because higher mortgage rates helped cool off the peak frenzy of buyer demand. But what you may not realize is, that actually could benefit you.

If you’re selling your house to make a move, it means you’ll have more options for your own home search. That gives you an even better chance to find a home that checks all of your boxes. So, if you’ve put off selling because you were worried about being able to find somewhere to go, know your options have improved.

Opportunity #2: The Number of Homes on the Market Is Still Low

Just remember, while data shows the number of homes for sale has increased this year, housing supply is still firmly in sellers’ market territory. To be in a balanced market where there are enough homes available to meet the pace of buyer demand, there would need to be a six months’ supply of homes. According to the latest report from the National Association of Realtors (NAR), in July, there was only a 3.3 months’ supply.

While you’ll have more options for your own home search, inventory is still low, and that means your home will still be in demand if you price it right. That’s why the most recent data from NAR also shows the average home sold in July still saw multiple offers and sold in as little as 14 days.

One of the top stories in recent real estate headlines was the intensity and frequency of bidding wars. With so many buyers looking to purchase a home and so few of them available for sale, fiercely competitive bidding wars became the norm during the pandemic – and it drove home prices up. If you tried to buy a house over the past two years, you probably experienced this firsthand and may have been outbid on several homes along the way.

But here’s the news you’ve been waiting for: data shows clear signs bidding wars are easing this year.

According to the National Association of Realtors (NAR), the average number of offers on recently sold homes has declined considerably over the past few months (see graph below):

The graph shows homes were seeing a high of around five offers earlier this year. But the latest data shows that average was down to just shy of three offers per recently sold home. This shift is happening largely because rising mortgage rates moderated buyer demand and slowed home sales, resulting in a growing supply of homes on the market. Essentially, more choices for buyers.

What This Means for You

If you put your home search on pause because you were outbid last year or because you didn’t want to deal with the peak intensity of bidding wars, you can breathe a welcome sigh of relief. While it’s still a sellers’ market, an uptick in inventory gives you a window of opportunity to jump back in. You may still be competing with some buyers, but it likely won’t be anything like it was just a few short months ago.

Bitter Sweet: The Fair is in town

The Fredericksburg Agricultural Fair is in town.

From July 30th to Sunday, August 7th, there is something to do just about every hour of the day at the Fair.

This has always been bitter sweet to me. As a kid, it was something to look forward to after the festivities of the 4th of July. It was a milestone to get to after braving the heat at the pool everyday. Would this year be the year I had enough guts to ride the Zipper? (spoiler, it took like 6 years)

The Fredericksburg Agricultural Fair also signified the end of Summer. I always knew that once the fair rolled around, there wasn’t much time left before back-to-school shopping and the prerequisite “dress code haircut.” No photo.

This year it stings a little bit more. The school year is starting, what feels to me, about a month too soon. That means that The Fredericksburg Fair might actually be the end of Summer. Bummer.

Better Homes & Gardens points to a report by the National Association of the Remodeling Industry where realtor before-and-after estimates suggested more than 80% of HVAC upgrade costs could be returned when sold, and over half the cost of bathroom and kitchen remodels.

 

Meanwhile, Bankrate pulled data from Remodeling Magazine’s Cost Versus Value Report to find the average estimated cost return for various renovations when selling in the US. Some of the most valuable things you can do before a sale include basic lawn maintenance and beautification, which is why realtors suggest them. These include adding flowers, cleaning walkways, cutting the grass, fixing doors and windows, painting the exterior, pulling weeds, and spreading garden mulch.

 

The place where you enter or leave a home every day is perhaps one of the most valuable to upgrade, from entryways to garage doors, especially for increasing the security of a home. Doors that are hard to open or close add wasted time and become a daily annoyance, so fixing them should be a priority.

  1. Know the market, and educate them about it

 

Clients who move from a higher-priced to a lower-priced housing market—and vice-versa—often don’t understand the market. They typically expect to find homes comparable in size and budget to what they know, and they’re often disappointed when they don’t. Other clients simply don’t understand how quickly properties are moving in today’s fast-paced market. They believe they can take their time and be particular about finding their dream home. One of your most important roles is to be a strategic advisor to your clients as their real estate agent. Originally, the Presbyterian church created Smithsonia so that it would function as a Female Orphan Asylum in 1834. The Asylum was meant to be where girls who went to a charity school could live. However, Smithsonia functioned as a hospital during the civil war as most large buildings in Fredericksburg were transformed into hospitals during that time period.

 

Not long after the Civil War, Miss Rebecca Smith turned Smithsonia into a boarding house for elderly women. Smithsonia is called ‘Smithsonia’ in honor of Miss Rebecca Smith. After the boarding house closed, Fredericksburg College used the home as a dormitory for boys until the college ceased operations.

 

There is graffiti on the home’s bricks, evidence that the home was not used until William E. Lang purchased it in 1917. The Langs lived in Smithsonia until 1942 when Dr. Earle R. and Jane Ware purchased the home. A different family acquired the home from the Ware’s estate, and in 2007, the current owner took over.
